Nobody has lived here before you. Every first is yours.

That is what brand new feels like. A residence finished the way you chose, amenities that run like a resort, impact glass and a building designed to today's Florida Building Code and condominium safety laws, with the developer or builder standing behind it. Nobody else's renovation, nobody else's wear. From West Palm Beach to Miami right now there are 299 new developments and new home communities from 178 developers and builders, and this guide puts every one of them side by side.

01   The location

It all comes down to location

Before the floor plan and before the finishes, there's the map. The drive to the office, the beach and the airport, the parks and lakes nearby, how far the homesite sits from the water, and what's planned on the land next door. South Florida builds in two directions at once: up, in the towers along the coast and the Intracoastal, and west, in the master-planned communities toward the Everglades. Each county has its own character and its own price points.

03   The neighborhood

New streets, new lakes, a new walk to the clubhouse

In the new towers, it's a pool deck, a beach club and gardens a few steps from your door. In the new communities, it's lakes, walking paths and preserve, with resort pools, a clubhouse and courts at the center, and you watch it all take shape. Before you choose a floor or a homesite, I'll show you what's built, what's planned and what's coming next door, and which way your terrace or backyard faces in the afternoon sun.

04   The build

From the ground up

Building new in South Florida is a process you can see with your own eyes, and the hurricane code shapes every step of it. Here's what happens between signing and the keys, and where I'm with you along the way.

  1. A new home on an open homesite at sunset

    01

    Choose the homesite

The lot decides the light, the view, the water and the price. I compare lake and preserve premiums, which way the home faces, how far it sits from the clubhouse and what's planned around it.

  2. CabinetryQuartzPorcelain plank TilePaintHardware

    02

    Make your selections

Cabinets, counters, flooring and fixtures at the design center. This is where budgets drift, so I help you choose what's worth doing now and what you can add later for less.

  3. The first course of concrete block walls on a new slab

    03

    The slab

South Florida homes sit on a concrete slab, with the finished floor set at or above the elevation the flood maps require. I keep an eye on the schedule so your closing date stays real.

  4. A two-story concrete block home with its tie beams poured

    04

    Block, tie beam and trusses

Concrete block walls go up, a poured tie beam caps them, and the roof trusses are strapped down to it. For the first time the rooms have a shape, and it's the best day to walk the home and picture the furniture.

  5. An open room before drywall, with wiring run along the block walls

    05

    The pre-drywall walk

Before the walls close, an independent inspector checks the framing, straps, wiring, plumbing, ductwork and window installation. Problems are easy to fix now and expensive later.

  6. An arched wood front door framed by tropical plants

    06

    Walkthrough and keys

We walk every room together, write the punch list and make sure it's finished before closing. The builder hands over the wind mitigation paperwork your insurer will ask for. Then the door is yours.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

05   The new developments

Buying a residence before it rises

A pre-construction residence is a different purchase from a home in a community. You choose a floor and a view from a model and a set of drawings, your deposits go in over two or three years, and you close when the building is finished. Florida law protects buyers at several points along the way, and I make sure you use every one of them. This guide covers 166 towers and buildings from West Palm Beach to Miami Beach, Fort Lauderdale first.

  1. A model residence dining room with glass walls to the ocean

    01

    Reserve and review

You sign the purchase agreement and receive the prospectus, the declaration, the estimated budget and the floor plan. Florida gives you 15 days to cancel a developer contract after you sign and receive those documents, and we use them to read everything.

  2. 02

    Deposits in escrow

A common schedule is 10% at contract, 10% at groundbreaking, 10% at top-off and the balance at closing. The first 10% must sit with an independent escrow agent. I check whether the contract lets the developer use deposits above 10% for construction.

  3. A tower crane above a building as it starts to rise

    03

    Groundbreaking

Piles go in, the crane goes up and the building starts to climb. I track the schedule the developer reports and what it means for your next deposit and your closing window.

  4. A concrete tower with its balcony slabs poured

    04

    Top-off

The structure reaches its last floor. Interiors, glass and amenities follow, and this is when I start lining up financing, insurance and your closing timeline.

  5. Finished residential towers along the ocean

    05

    Certificate of occupancy

The building is complete and the city signs off. We walk the residence together, write the punch list and confirm the finishes match the contract.

  6. A glass-railed terrace high above the Fort Lauderdale waterways

    06

    Closing and turnover

You close and the residence is yours. When enough residences are sold, owners take over the board from the developer, with turnover inspection reports and full structural reserves already in the budget.

Summarized from sections 718.202, 718.503, 718.112 and 718.301 of the 2026 Florida Statutes and the 2022 to 2025 condominium safety laws as of October 26, 2026. This is general information, not legal advice. Your purchase agreement and prospectus control, and I encourage every buyer to have a Florida real estate attorney review them during the 15-day period.

Then you walk in

Floor-to-ceiling glass and a terrace over the water. A kitchen made for entertaining, a spa and a lounge downstairs, and a pool deck that feels like a resort. In the new homes, a great room that opens to the pool and the palms. South Florida's developers and builders finish residences and homes like these, and I'll help you sort out what's standard, what's an upgrade and what's worth it.

07   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Starting values: a property tax of 1.7% of the price, a planning figure from 2025 total millage of about 15 to 22 mills across Palm Beach, Broward and Miami-Dade after the 2026 Florida homestead exemption (county property appraisers); second homes run closer to 1.95%, and Amendment 3 on the November 3, 2026 ballot would raise the exemption if it passes. Home insurance of $4,200 a year, near Citizens' 2026 approved averages for a homeowners policy in these counties ($4,116 to $4,455) and adjusted for new construction with impact-rated windows and doors. HOA and CDD of $350 a month, near the middle of published South Florida new-community fees; condo residences usually run higher, and condo owners carry an HO-6 policy instead, about $1,200 to $1,500 a year. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium added to the loan (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

08   The incentives

Let's break down buyer incentives

Builders and developers compete for buyers with real money. This month it shows up four ways, and the best package usually combines them. I know what each builder is putting on the table, and I ask for more.

16 communities

Closing cost help

Help toward closing costs on select homes, usually when you finance with the builder's affiliated lender and use its title company. The amount varies by builder and by home, and it is often negotiable.

26 communities

Flex cash and upgrades

Flex cash, design credits and included upgrades to put toward options, the homesite premium or the price, depending on the builder and the home.

2 published programs

Rate buydowns

Builder-affiliated lenders offer below-market rates on select homes, and many builders will buy a rate down on request. Programs published with full terms are listed below with their APR; for the rest, I get the current terms for you.

33 communities

Price reductions

Reduced prices and sales events on select move-in ready homes, published by the builder and often changing week to week.

Open the incentives table

All 299 communities and new developments side by side: closing cost help, flex cash, price cuts, deposit terms and rate programs with APRs. 65 have a published offer right now. Filter by county, builder and price.

Rates and APRs as published on each builder's website, checked October 26, 2026. Programs are offered by each builder's affiliated lender, not by The Wulf Collaboration or Compass, and usually require that lender. They apply to select homes, contract dates and closing dates, assume the credit score, down payment and loan amount in each builder's APR example, and are subject to credit approval. Not an offer to lend. I confirm what's current before you sign anything.

Purchase assistance

Assistance programs can work on a brand-new home

A lot of buyers assume assistance programs only apply to resale homes. In Florida, many can be used on new construction too, alongside what the builder is offering, as long as the price fits the program's county limit. Each program has its own income limits, price limits and lender requirements, so the first step is a conversation with a lender who works with them. I'll introduce you to lenders I trust.

Florida Housing Finance Corporation

Florida Hometown Heroes

A 0% deferred second mortgage of up to 5% of the first mortgage, from $10,000 to $35,000, repaid when you sell, refinance or pay off the first mortgage. For first-time, income-qualified buyers who work full time for a Florida employer in an eligible occupation such as health care, education or public safety. Uses a Florida Housing first mortgage through a participating lender.

Florida Housing Finance Corporation

Florida Assist and HFA Preferred PLUS

Florida Assist is a 0% deferred second mortgage of up to $10,000. HFA Preferred PLUS is 3%, 4% or 5% of the loan, forgiven 20% a year over five years. Both pair with a Florida Housing first mortgage, a 640 minimum credit score, homebuyer education and county income and price limits.

Broward County

Home purchase assistance

Broward County's Housing and Urban Planning Division runs purchase assistance for first-time buyers and a Mortgage Credit Certificate. Funding opens and closes during the year, so I check what's open when you're ready.

Miami-Dade and Palm Beach counties, and cities

Local programs

Miami-Dade, Palm Beach County and several cities, including Fort Lauderdale and Miami, run their own purchase assistance with separate income and price limits. Some are reserved for homes inside city limits, which is not the same as a city mailing address.

How builder offers and assistance fit together

A builder's credit can usually go toward closing costs, and assistance can go toward the down payment, so the two often work side by side. Each loan type caps how much the builder can contribute, and neither pays cash back at closing. Some builder offers require the builder's own lender, which may not be approved for a given program. I help you sort that out before you sign.

Programs, limits and funding change and are subject to availability. Summarized from Florida Housing Finance Corporation and county program materials as of October 26, 2026. A participating lender confirms eligibility. This is not an offer to lend.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Your hand-picked list

Tell me where you'd love to live

I'll put together a short list of new homes and new developments that fit, with current prices and what each builder and developer is offering, and I'll reach out personally. No cost and no pressure either way.

New construction looks simple from the model home, and a pre-construction residence looks simple from the sales gallery. The details live in the homesite premium, the design center, the deposit schedule and the purchase agreement, and that's where I spend my time for my clients. I walk these communities and towers, I know the builders, developers and their sales teams, and I know which questions to ask before anyone signs anything.
