New construction and new development in

West Palm Beach and Palm Beach

West Palm Beach lives along the water: Flagler Drive's waterfront path ties Northwood and the historic South End to a downtown of Clematis Street, the Great Lawn and CityPlace, with Palm Beach island across three bridges. Branded towers are rising downtown and on North and South Flagler Drive, Ritz-Carlton, Rosewood, Mandarin Oriental and Mr. C among them, and every one is here with prices and deposits.

02   The place

Getting to know West Palm Beach and Palm Beach

West Palm Beach runs along the Lake Worth Lagoon, with Flagler Drive on the water from Northwood south through downtown to El Cid and the South End. Downtown centers on Clematis Street, with the Great Lawn and Centennial Square's fountains at the water's edge and CityPlace and the Kravis Center a few blocks inland near the Brightline station. Three bridges cross to Palm Beach, an 18-mile island less than three-quarters of a mile wide, with Worth Avenue, The Breakers and its public beaches.

Facts from the City of West Palm Beach, the Florida Office of Economic and Demographic Research, Discover the Palm Beaches and public reporting on new development, checked October 26, 2026.

  • About 126,900 residents in 2025, up about 8% since 2020, on about 58 square miles.
  • From the downtown Brightline station it's about 0.4 mile to CityPlace, 0.5 mile to the waterfront, 0.7 mile to the Kravis Center and 1.4 miles to Palm Beach island.
  • Meyer Amphitheatre holds about 5,000 people on 2.4 acres of lawn on the Intracoastal.
  • Worth Avenue on Palm Beach has about 250 shops, restaurants and galleries, and the island's Lake Trail runs 4.7 miles along the Intracoastal.
  • The Palm Beach airport, now Trump International (DJT), handled about 8.66 million passengers in 2025.

03   The neighborhoods

Where West Palm Beach is building

West Palm Beach builds along Flagler Drive. Branded towers downtown and on the north end, waterfront condos on South Flagler, single-family enclaves and townhomes in Northwood and the South End, and custom estates on Palm Beach island. Here's what each part feels like and what's going up there.

4 in this guide

Downtown and Clematis Street

Downtown runs from Clematis Street, the historic main street, to the water, where the Great Lawn, Centennial Square's fountains, Meyer Amphitheatre and Palm Harbor Marina's 221 slips sit on Flagler Drive. CityPlace and the Kravis Center are a few blocks inland near the Brightline station. New towers here include Mr. C Residences, 27 stories for 2027, The Berkeley Palm Beach, 193 residences breaking ground for 2029, and Banyan Tree Residences.

8 in this guide

North Flagler and Northwood

North of downtown, Flagler Drive follows the water to Currie Park and Northwood Village, a historic main street of 1920s Mediterranean Revival and Mission-style buildings about a mile from Clematis. This is where the branded towers are concentrated: the Ritz-Carlton Residences (27 stories, 2028), Rosewood Residences, Shorecrest, Olara and Mandarin Oriental, with Alba Palm Beach finished and moving in. GL Homes' Estates at NOMAR adds 100 single-family homes from about $1.8 million, and the Nora District is being redeveloped on the north end.

5 in this guide

South Flagler, El Cid and the South End

South of downtown, El Cid's 281 historic buildings, mostly Mediterranean Revival and Mission style from 1923 to 1926, face the lagoon along South Flagler Drive, and the South End continues through the Prospect Park and Southland Park historic district toward Lake Worth, with homes on the Intracoastal, some with private docks. Waterfront condos are rising on South Flagler: South Flagler House by Related Ross has topped off, with Edgeworth, Forté on Flagler and Maison d'Or nearby, and The Domaine at SoSo adds townhomes.

1 in this guide

Palm Beach island

Across the Flagler Memorial, Royal Park and Southern Boulevard bridges, the Town of Palm Beach sits on an 18-mile barrier island less than three-quarters of a mile wide: Worth Avenue's 250 shops and restaurants, The Breakers (1896), the Flagler Museum in Whitehall, the Society of the Four Arts, the 4.7-mile Lake Trail and public beaches at Midtown Beach and Phipps Ocean Park. New construction on the island includes custom estates, such as a new lakefront home on North Lake Way with 90 feet on the water and a new dock, listed at $59.5 million, and OLIN Palm Beach on South Ocean Boulevard.

08   Living there

Living in West Palm Beach and Palm Beach

The waterfront

  • Flagler Drive's waterfront route runs about 5 kilometers from Banyan Boulevard to Sunset Road and is used for running, walking and cycling.
  • Palm Harbor Marina at 400 N. Flagler Drive has 221 slips for vessels up to 250 feet.
  • Peanut Island, 79 acres reached only by boat, has snorkeling and the Kennedy-era bunker.
  • Midtown Beach and Phipps Ocean Park on Palm Beach island are open to the public.

Culture and golf

  • The Kravis Center for the Performing Arts opened in 1992, and the Norton Museum of Art is about a mile from the Brightline station.
  • The Park, the city's golf course, was redesigned by Gil Hanse with $55 million in private funding: 18 holes, a lighted 9-hole par-3 course and a Toptracer range.
  • Grassy Waters Preserve protects 13,057 acres of wetland with a boardwalk through cypress swamp and the 16.6-mile Owahee Trail.
  • The Breakers, the Flagler Museum and the Society of the Four Arts are all across the bridges on Palm Beach.

Getting around

  • Brightline, Tri-Rail, Amtrak and Palm Tran all serve the city, and Brightline's downtown station opened in 2018.
  • The Palm Beach airport, now Trump International (DJT), sits just west of the city, about 3 miles from the downtown convention center.
  • Three bridges cross to Palm Beach: the Flagler Memorial, the Royal Park and the Southern Boulevard, rebuilt from 2017 to 2022.
  • St. Mary's Medical Center, a Level 1 trauma center with 413 beds, and Good Samaritan Medical Center are both in the city.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

$
Loan type
Down payment
%
Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA
%
$
$
%

Starting values: a property tax of 1.6% of the price, a planning figure from Palm Beach County's 2025 total millage of about 15 to 21 mills after the homestead exemption (Palm Beach County Property Appraiser, tax year 2025). Home insurance of $4,000 a year, near Citizens' 2026 approved Palm Beach County average for a homeowners policy ($4,455) and adjusted for new construction with impact-rated windows and doors. HOA and CDD of $350 a month, near the middle of published Palm Beach new-community fees; Westlake adds its improvement district assessments. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

Your needs and wants
View, floor plan, amenities, timeline, budget
The right building
Every tower and community, side by side
Pre-construction pricing

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
