New construction and new development in

Fort Lauderdale

Fort Lauderdale is a city built on the water: about 165 miles of canals and rivers, seven miles of beach and the Intracoastal running through it. The towers rising along Las Olas, Flagler Village and the beach, and the new homes tucked into its neighborhoods, are all right here, with the prices and what each developer and builder is offering.

02   The place

Getting to know Fort Lauderdale

Fort Lauderdale runs from the beach and the Intracoastal on the east to its older neighborhoods west of the Federal Highway, with the New River winding through downtown. Las Olas Boulevard ties it together, about two and a half miles from the downtown towers past the shops and restaurants and over the Intracoastal to A1A. The airport and Port Everglades sit about three miles from downtown, and the Brightline station is in Flagler Village.

Facts from the City of Fort Lauderdale, the Florida Office of Economic and Demographic Research, the Downtown Development Authority and reporting on the city's development pipeline, checked October 26, 2026.

  • About 192,000 residents in 2025, up from about 182,800 in 2020, in a city of about 36 square miles with more than 60 recognized neighborhoods.
  • About 165 miles of inland waterways and about seven miles of beach, which is why it's called the Venice of America and the Yachting Capital of the World.
  • The Fort Lauderdale International Boat Show, billed as the largest in-water boat show in the world, runs October 28 to November 1, 2026 across six waterfront sites.
  • Downtown has grown to more than 26,600 residents, up 38% since 2020, with more than 50 restaurants added since 2022.
  • About 6,900 homes were under construction citywide in mid-2025, with roughly 14,850 more approved, most of them downtown and in Flagler Village.

03   The neighborhoods

Where Fort Lauderdale is building

Every part of Fort Lauderdale builds differently. Branded towers on the beach, boutique buildings on the Intracoastal, high-rises along Las Olas and the New River, and new single-family homes and townhomes replacing older houses block by block. Here's what each neighborhood feels like and what's going up there.

6 in this guide

Fort Lauderdale Beach and Bahia Mar

The main beach runs along A1A between Sunrise and Las Olas boulevards, with Hugh Taylor Birch State Park's 180 acres between the Intracoastal and the ocean and Las Olas Oceanside Park at the end of Las Olas. New building here is mostly oceanfront and Intracoastal towers, many carrying hotel and resort brands, with the St. Regis at Bahia Mar planned on the marina site.

3 in this guide

Harbor Beach and the 17th Street Intracoastal

Harbor Beach sits on the Intracoastal one block from the ocean, and the 17th Street causeway brings it within minutes of Port Everglades and the airport. Pier Sixty-Six finished its 32-acre redevelopment in 2025 with a resort, a 164-slip marina and residences, and boutique buildings with private dockage are rising nearby.

1 in this guide

Las Olas and downtown

Downtown is where Las Olas meets the New River: the Riverwalk, the Broward Center for the Performing Arts, the NSU Art Museum and the Museum of Discovery and Science, with Tunnel Top Park over the Kinney Tunnel. Thirteen towers were under construction downtown in 2025, including Andare by Pininfarina on East Las Olas.

2 in this guide

Flagler Village

Just north of Broward Boulevard, Flagler Village has the Brightline station on NW 2nd Avenue and more than 2,300 homes in its pipeline, from 11-story mid-rises to 44- and 45-story towers. Most of downtown's new retail is planned here and south of the river.

1 in this guide

Rio Vista and the New River

Just south of downtown, Rio Vista is bounded by the New River and the Intracoastal, with 1920s streets of Mediterranean Revival and Old Florida houses and deep-water canals with no fixed bridges to the ocean. It's fully built out, so new homes replace older ones, and boutique buildings like Sixth & Rio sit on the river's edge.

3 in this guide

Coral Ridge and the Galleria

North of Sunrise Boulevard, the Intracoastal side of Coral Ridge and the Galleria area are seeing boutique towers and gated townhomes, with Sage Intracoastal and 3000 Waterside on the water. Coral Ridge was laid out after World War II on part of Arthur Galt's land between the Middle River and the Intracoastal, and the Galleria mall is a stop on the Water Taxi.

1 in this guide

West of the Federal Highway

River Oaks, the Northwest corridor around Sistrunk and Uptown near the Executive Airport are where Fort Lauderdale builds single-family homes and townhomes at lower price points, with more than 1,000 homes under construction in the Northwest Regional Activity Center alone in 2025.

08   Living there

Living in Fort Lauderdale

The water

  • Hugh Taylor Birch State Park covers 180 acres between the Intracoastal and the ocean, with a pedestrian tunnel under A1A to the beach and a freshwater lagoon for kayaks.
  • The Riverwalk follows the New River for just over a mile, from Sailboat Bend past the Broward Center and the Museum of Discovery and Science.
  • Marinas around the city include Pier Sixty-Six, Bahia Mar, Las Olas Marina, Hall of Fame Marina and the 17th Street Yacht Basin, and the Water Taxi runs the New River and an express route to Hollywood.
  • The Winterfest Boat Parade runs a 12-mile route from the New River up the Intracoastal each December.

Culture and dining

  • Las Olas Boulevard draws about 4.8 million visits a year, with shops, galleries and restaurants west of SE 17th Avenue and the Las Olas Isles on the east.
  • The Broward Center for the Performing Arts, the NSU Art Museum, the Museum of Discovery and Science, Bonnet House and Stranahan House are all within a few miles of downtown.
  • The Fort, a 43-court pickleball center with a stadium court, opened in 2024.
  • Broward College and Florida Atlantic University both have downtown campuses.

Getting around

  • Fort Lauderdale-Hollywood International Airport is about three miles southwest of downtown, next to I-595, I-95, US 1 and A1A, and a new Terminal 5 is under construction.
  • Brightline's Fort Lauderdale station at 101 NW 2nd Avenue connects to Miami, Aventura, Boca Raton, West Palm Beach and Orlando's airport.
  • Port Everglades handled a record 4.77 million cruise passengers in fiscal 2025, a few minutes from Harbor Beach and the 17th Street causeway.
  • Rio Vista sits about ten minutes from downtown and about fifteen from the beach and the airport, traffic permitting; Victoria Park is five to ten minutes from the beach.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

$
Loan type
Down payment
%
Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA
%
$
$
%

Starting values: a property tax of 1.7% of the price, a planning figure from Broward County's 2025 total millage of about 16.3 to 22 mills after the homestead exemption; Fort Lauderdale and Parkland run about 18.4 (Broward County Property Appraiser, tax year 2025). Home insurance of $4,200 a year, near Citizens' 2026 approved Broward average for a homeowners policy ($4,377) and adjusted for new construction built to the High-Velocity Hurricane Zone code. HOA and CDD of $400 a month, near the middle of published Broward new-community fees; condo residences usually run higher, and condo owners carry an HO-6 policy instead, about $1,200 a year. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

Your needs and wants
View, floor plan, amenities, timeline, budget
The right building
Every tower and community, side by side

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
