New construction and new development in

Downtown Miami and Edgewater

Downtown Miami and Edgewater are the city's bayfront: Bayfront Park and Museum Park on Biscayne Bay, Margaret Pace Park on the water in Edgewater, and the free Metromover and Brightline tying it all together. The skyline is still climbing, with the 100-floor Waldorf Astoria, the JEM at Miami Worldcenter and new towers along Edgewater's bayfront, all here with prices and deposits.

02   The place

Getting to know Downtown Miami and Edgewater

Downtown is the bayfront core: Bayfront Park, Museum Park and Bayside Marketplace on Biscayne Bay, the Kaseya Center, and Government Center, where Metrorail and the free Metromover meet. Just north, Miami Worldcenter's ten blocks in Park West sit beside Brightline's MiamiCentral station. Edgewater continues up the bay from about NE 17th Street to NE 37th Street, between the FEC railway and the water, with Wynwood and Midtown to the west and the Design District to the north.

Facts from the Florida Office of Economic and Demographic Research, Miami-Dade County and public sources on downtown development, the port and the airport, checked October 26, 2026.

  • Greater Downtown covers 3.8 square miles east of I-95, between the Rickenbacker and Julia Tuttle causeways.
  • Miami Worldcenter spans ten blocks and more than 27 acres in Park West, linked to Brightline's MiamiCentral station, with Macy's and Bloomingdale's anchoring its retail.
  • Towers under construction here in 2026 include the Waldorf Astoria (100 floors, expected 2028), Okan Tower (70), the JEM Private Residences (67), Edge House (57), Villa Miami (56) and West Eleventh Residences (44).
  • PortMiami on Dodge Island handled more than 7.2 million cruise passengers in its 2023 to 2024 fiscal year, and its tunnel connects straight to I-395 and SR 836.
  • Miami International Airport, about six miles away, handled about 55.3 million passengers in 2025.

03   The neighborhoods

Where Downtown and Edgewater are building

This stretch of the bay builds tall in three different ways. Hotel-branded supertalls in the downtown core, condo towers and condo-hotels around Miami Worldcenter and Park West, and residential towers lined up along Edgewater's bayfront. Here's what each part feels like and what's going up there.

3 in this guide

Downtown and the bayfront

Downtown sits on Biscayne Bay around Bayfront Park, Museum Park and Bayside Marketplace, with the Kaseya Center nearby and Government Center as the transit hub for Metrorail and the Metromover. The Waldorf Astoria is rising 100 floors here for 2028 and Okan Tower 70 floors for 2027, and Delano Residences, a planned 90-story tower, opened sales in March 2026.

5 in this guide

Miami Worldcenter and Park West

Miami Worldcenter covers ten blocks and more than 27 acres of Park West, with Macy's, Bloomingdale's and new retail streets beside Brightline's MiamiCentral station and the Overtown Metrorail stop. Paramount, Caoba, Bezel and Miami World Tower are finished; the JEM Private Residences (67 floors) and West Eleventh Residences (44 floors) are under construction for 2027, and E11EVEN Residences Beyond has topped out.

13 in this guide

Edgewater and the Arts and Entertainment District

Edgewater runs along Biscayne Bay from about NE 17th Street to NE 37th Street, east of the FEC tracks, with Margaret Pace Park's courts, paths and outdoor gym on the water and the Bacardi Building on Biscayne Boulevard; a bayfront walk is planned but not yet complete. Bayfront towers are rising one after another: Villa Miami (56 floors) and Edge House (57) are under construction, 2600 Biscayne and Aria Reserve's North Tower have topped out, and Casa Bella by B&B Italia, in the Arts and Entertainment District, was finished in July 2026.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

$
Loan type
Down payment
%
Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA
%
$
$
%

Starting values: a property tax of 1.7% of the price, a planning figure from Miami-Dade's 2025 total millage of about 15.5 to 22.4 mills after the homestead exemption; Homestead and Florida City run near 21 (Miami-Dade Property Appraiser, tax year 2025). Home insurance of $4,200 a year, near Citizens' 2026 approved Miami-Dade average for a homeowners policy ($4,116) and adjusted for new construction built to the High-Velocity Hurricane Zone code. HOA and CDD of $250 a month, near the middle of published Miami-Dade new-community fees. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

Your needs and wants
View, floor plan, amenities, timeline, budget
The right building
Every tower and community, side by side
Pre-construction pricing
The developer's earliest price
The terms
Deposits, credits, rate and closing costs

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
