New construction and new development in

Coral Gables and Coconut Grove

Coral Gables and Coconut Grove are Miami at a gentler pace: Mediterranean Revival streets planned in the 1920s, the Biltmore, Venetian Pool and Miracle Mile, and the Grove's village center around CocoWalk, with Vizcaya's gardens close by. New residences here are boutique and mid-rise, around Merrick Park and Ponce de Leon Boulevard in the Gables and through the Grove, and every one is here with prices and deposits.

02   The place

Getting to know Coral Gables and Coconut Grove

Coral Gables is its own city, incorporated in 1925 and planned by George Merrick under the City Beautiful movement, with Mediterranean Revival design rules and strict zoning: the Biltmore Hotel, Venetian Pool, Miracle Mile and the University of Miami's 240-acre campus. Coconut Grove, part of Miami since 1925, centers on the village where Main, McFarland and Grand Avenues meet, with CocoWalk and Mayfair, and Vizcaya's house and gardens nearby. Key Biscayne sits offshore at the end of the Rickenbacker Causeway.

Facts from the Florida Office of Economic and Demographic Research and public sources on Coral Gables and Coconut Grove, checked October 26, 2026.

  • Coral Gables had about 50,850 residents in 2025 and was incorporated on April 29, 1925.
  • Its landmarks include the Biltmore Hotel (1926), Venetian Pool, Miracle Mile and the Douglas Entrance.
  • A free trolley runs on Ponce de Leon Boulevard, and Metrorail's University station serves the University of Miami's 240-acre main campus.
  • Vizcaya Museum and Gardens, built in 1916, is a 28-acre National Historic Landmark in Coconut Grove.
  • Coconut Grove holds Miami's highest natural point, 24 feet above sea level.

Coral Gables

Coral Gables was planned under the City Beautiful movement, and its Mediterranean Revival character comes from the design rules set at the start. Downtown runs along Miracle Mile and Ponce de Leon Boulevard, with a free trolley on Ponce, and the Biltmore Hotel, Venetian Pool and the University of Miami campus are all within the city. New residences are going up around Merrick Park (CORA Merrick Park and Cassia), downtown (Alhambra Parc and Ponce Park), near the Biltmore (The George) and in North Coral Gables (Ponce 8), and new waterfront estates are being built here too, one listed at $40 million with more than 170 feet on the water.

Coconut Grove

Coconut Grove centers on its village, where Main, McFarland and Grand Avenues meet around CocoWalk and Mayfair, with Vizcaya's 28 acres of house and gardens nearby and Brickell just to the north. Its new building is a mix of boutique towers and townhomes: the Four Seasons Private Residences, OPUS, Arbor, The Lincoln, The Well and Ziggurat, plus CANOPY's townhomes.

Key Biscayne

The Rickenbacker Causeway starts at the south end of Brickell and crosses Virginia Key to Key Biscayne. One&Only Residences Key Biscayne is the island's new development in this guide; ask me for its residences and timing.

08   Living there

Living in Coral Gables and Coconut Grove

Landmarks and parks

  • CocoWalk and Mayfair hold the Grove's shops and restaurants at the village center.
  • Virginia Key, on the way to Key Biscayne, is one of Miami's waterfront parks.

Getting around

  • A free trolley runs on Ponce de Leon Boulevard, and Metrorail's University station serves the University of Miami's 240-acre campus.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA
%
$
$
%

Starting values: a property tax of 1.7% of the price, a planning figure from Miami-Dade's 2025 total millage of about 15.5 to 22.4 mills after the homestead exemption; Homestead and Florida City run near 21 (Miami-Dade Property Appraiser, tax year 2025). Home insurance of $4,200 a year, near Citizens' 2026 approved Miami-Dade average for a homeowners policy ($4,116) and adjusted for new construction built to the High-Velocity Hurricane Zone code. HOA and CDD of $250 a month, near the middle of published Miami-Dade new-community fees. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
