New construction and new development in

Boca Raton

Boca Raton lives between Mizner Park and the sea: a downtown of shops, dining and an amphitheater, about two miles of city beaches and the Intracoastal around Lake Boca. Downtown is adding boutique and branded condos, Mr. C and Alina among them, while west of the Turnpike gated communities with grand clubhouses are selling some of the area's most ambitious new homes.

Getting to know Boca Raton

Boca Raton runs from the Intracoastal and its beach parks west past I-95 and the Turnpike to the communities near Lyons Road. Downtown centers on Mizner Park, with Royal Palm Place next door and the Brightline station by the library, and The Boca Raton resort sits on Lake Boca between the Intracoastal and the ocean. Both airports are about 24 miles away.

Facts from public sources and builder websites checked October 26, 2026.

  • Mizner Park, opened in 1991, has shops, dining, apartments, a 3,520-seat amphitheater and the Boca Raton Museum of Art.
  • About two miles of city beaches, including Red Reef Park, Spanish River Park and South Inlet Park, with Gumbo Limbo Nature Center's 20 acres of barrier island.
  • Florida Atlantic University's 850-acre main campus, and Boca Raton Regional Hospital, with 400 licensed beds, part of Baptist Health South Florida.
  • Brightline's Boca Raton station opened in December 2022 next to the downtown library, and Boca Raton Airport handles private and charter flights.
  • West of the Turnpike, GL Homes' Lotus Edge sells two-story contemporary homes from about $1.7 million around a 39,000 square foot clubhouse.

03   The neighborhoods

Where Boca Raton is building

Boca builds two ways. Boutique and branded condos in the blocks around Mizner Park and Palmetto Park Road, and large gated communities with resort clubhouses west of the Turnpike, with custom estates on the water and inside the established clubs. Here's what each part feels like and what's going up there.

Downtown and Mizner Park

Downtown centers on Mizner Park's shops, restaurants, amphitheater and art museum, with Royal Palm Place next door and the Brightline station by the library. Condos here are boutique and branded: Glass House on East Palmetto Park Road secured its construction financing in March 2026, Mr. C Residences plans 133 residences on SE 4th Street, and Alina Residences is rising on Mizner Boulevard.

The Intracoastal and the beach

Along the Intracoastal and the ocean, The Boca Raton resort sits on Lake Boca with an 18-hole golf course, a 32-slip marina and a beach club, and the city's beach parks and Gumbo Limbo's boardwalk line the barrier island. New building on the water includes custom estates, such as new homes inside Royal Palm Yacht and Country Club listed from about $21 million to $34 million, and a luxury project beside The Boca Raton at 501 E. Camino Real was approved in March 2026.

West Boca and Broken Sound

West of the Turnpike, Boca's newest neighborhoods are large gated communities built around resort clubhouses. GL Homes' Lotus Edge, off Lyons Road north of Glades Road, sells two-story contemporary homes from about $1.7 million around a 39,000 square foot clubhouse, Toll Brothers' Meravita lists from about $2.13 million, and Agave Boca adds townhomes. In the Broken Sound area, an eight-story Park Tower was approved in October 2026 for a 2027 start.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Starting values: a property tax of 1.6% of the price, a planning figure from Palm Beach County's 2025 total millage of about 15 to 21 mills after the homestead exemption (Palm Beach County Property Appraiser, tax year 2025). Home insurance of $4,000 a year, near Citizens' 2026 approved Palm Beach County average for a homeowners policy ($4,455) and adjusted for new construction with impact-rated windows and doors. HOA and CDD of $350 a month, near the middle of published Palm Beach new-community fees; Westlake adds its improvement district assessments. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
