New construction and new development in

Weston and West Broward

West Broward is where South Florida meets the Everglades: master-planned Weston with its lakeside Town Center, Parkland's low-density streets, Southwest Ranches' acreage and the big parks of Pembroke Pines and Coral Springs. New homes here range from estates on two-acre lots to new single-family neighborhoods in Parkland and a whole new downtown taking shape in Coconut Creek.

02   The place

Getting to know Weston and West Broward

West Broward is a string of planned cities along the Everglades. Weston, built on about 15,000 acres from 1984, ends where the Everglades begin, with I-75 and I-595 at its edges. Pembroke Pines stretches from the Turnpike west past I-75, Coral Springs sits to the north with the Sawgrass Expressway along its north and west edges, Parkland reaches the Palm Beach County line, and Coconut Creek is building its first downtown on 170 acres of former farmland.

Facts from the Florida Office of Economic and Demographic Research, builder websites and public sources on Weston, Pembroke Pines, Coral Springs, Parkland and Coconut Creek, checked October 26, 2026.

  • Weston covers about 26 square miles with about 68,300 residents in 2025, and its Town Center Park runs 1.2 miles along the lake.
  • Weston Regional Park covers 102 acres, and C.B. Smith Park in Pembroke Pines covers 299 acres with a water park, a campground and trails.
  • Coral Springs runs more than 50 city parks on over 675 acres, and its Center for the Arts has a 1,471-seat theater.
  • Mainstreet at Coconut Creek is a $1 billion, 12-block plan on the 170-acre former Johns Family Farm with about 1,650 homes, a village green and 14 acres of wetland trails.
  • New estates are going up on acreage, from Toll Brothers' Saltgrass at Heron Bay in Parkland, from about $1.40 million, to AKAI Estates in Southwest Ranches, 16 homes on about two acres each.
  • Fort Lauderdale-Hollywood International is about 18 minutes from Pembroke Pines and about 27 minutes from Weston.

07   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

$

%
Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA
%
$
$
%

Starting values: a property tax of 1.7% of the price, a planning figure from Broward County's 2025 total millage of about 16.3 to 22 mills after the homestead exemption; Fort Lauderdale and Parkland run about 18.4 (Broward County Property Appraiser, tax year 2025). Home insurance of $4,200 a year, near Citizens' 2026 approved Broward average for a homeowners policy ($4,377) and adjusted for new construction built to the High-Velocity Hurricane Zone code. HOA and CDD of $400 a month, near the middle of published Broward new-community fees; condo residences usually run higher, and condo owners carry an HO-6 policy instead, about $1,200 a year. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
