New construction and new development in

Delray Beach

Delray Beach is a walkable village by the sea: Atlantic Avenue runs from I-95 past Pineapple Grove's galleries and Old School Square, over the Intracoastal and straight to two miles of public beach. New building here is boutique, low-rise condos a few blocks off Atlantic, custom homes on the barrier island in Ocean Ridge, and new estate and single-family neighborhoods in west Delray.

02   The place

Getting to know Delray Beach

Delray Beach runs from the ocean and its two miles of public beach west across the Intracoastal and I-95 to its gated communities and country clubs. Downtown is Atlantic Avenue and about two blocks either side of it, from I-95 to the beach, with Pineapple Grove just north and the Atlantic Avenue drawbridge, the city marina and Veterans Park on the Intracoastal. Boynton Beach is next door to the north, with its own downtown on Federal Highway and Ocean Avenue and its inlet to the ocean at Ocean Ridge.

Facts from the Florida Office of Economic and Demographic Research, the City of Delray Beach and public reporting on new development, checked October 26, 2026.

  • About 69,000 residents in 2025 on about 16.5 square miles, with three miles of ocean frontage, two of them public beach.
  • Delray's beach won USA Today's 2024 Readers' Choice award for Best Beach in Florida.
  • The Delray Beach Tennis Center has 14 clay courts, 6 hard courts and an 8,200-seat stadium, and hosts the ATP Tour's Delray Beach Open each year.
  • Old School Square's cultural campus holds the Crest Theatre, the 1925 Gymnasium and the Cornell Art Museum.
  • The Morikami Museum and Japanese Gardens covers 188.5 acres with six Roji-en gardens and a bonsai garden.
  • The Palm Beach airport, now Trump International (DJT), is about 19 miles and 21 minutes away.

03   The neighborhoods

Where Delray Beach is building

Delray and its neighbors build at a human scale. Small condo buildings a few blocks off Atlantic Avenue, infill enclaves and custom homes in the neighborhoods, new estates on the barrier island, and gated communities with big clubhouses in the west. Here's what each part feels like and what's going up there.

2 in this guide

Downtown and Atlantic Avenue

Downtown is Atlantic Avenue, a walkable main street from I-95 to the ocean, with Pineapple Grove's galleries just north, Old School Square and the tennis center a few blocks off it, and Sundy Village's restored historic buildings on West Atlantic. New condos here are small and low-rise: Ónix Delray Beach has 26 residences from about $1.55 million three blocks from Atlantic, and The Link, about 10 condos, was in city review in 2026.

The beach and the neighborhoods off Atlantic

East of the Intracoastal, two miles of public beach run along A1A, with the Sandoway Discovery Center facing the sand and yacht cruises leaving Veterans Park by the Atlantic Avenue bridge. On the streets around downtown, design-build firms such as Bella Homes and Marc Julien Homes are building new custom and spec homes, and Varga Homes finished a canal-front spec home here in 2026.

4 in this guide

West Delray

West of I-95, Delray is a mix of infill enclaves, gated communities and established country clubs, with the Morikami Museum's 188.5 acres of Japanese gardens off Morikami Park Road. Toll Brothers' Layton Pointe, 31 homes from about $1.54 million, is down to its final homesite, and builders such as Ellish are rebuilding homes inside clubs like Delaire and Addison Reserve.

Boynton Beach

Boynton Beach's historic core is Ocean Avenue, where the first bridge over the Intracoastal opened in 1911, and its downtown on Federal Highway is adding mid-rise buildings, with Ocean One breaking ground in October 2026. West of the Turnpike, Boynton's newest homes are in large gated communities built around resort clubhouses.

Ask me what's coming

Ocean Ridge and Gulf Stream

Ocean Ridge sits on the barrier island at the Boynton Inlet, which connects Lake Worth Lagoon to the ocean, with Ocean Inlet Park's 11.4 acres on the inlet's south side. Ocean Ridge and Gulf Stream are where design-build firms are building new custom homes on the island; one in Ocean Ridge near completion was listed at $11,995,000 in October 2026.

08   Living there

Living in Delray Beach

The beach and the water

  • Two miles of public beach along A1A at the east end of Atlantic Avenue, named Best Beach in Florida in USA Today's 2024 Readers' Choice awards.
  • The city marina, with rental slips, sits just south of the Atlantic Avenue drawbridge, and yacht cruises leave daily from Veterans Park just north.
  • Sandoway Discovery Center, a nature center in a historic house at 142 S. Ocean Boulevard, faces the beach.
  • The Boynton Inlet connects Lake Worth Lagoon to the ocean at Ocean Ridge, with Ocean Inlet Park on its south side.

Culture and nature

  • Old School Square holds the Crest Theatre, the 1925 Gymnasium and the Cornell Art Museum, and Pineapple Grove is the arts district just north of Atlantic.
  • The Delray Beach Open, an ATP Tour 250 event, is played each year in the 8,200-seat stadium at the Delray Beach Tennis Center.
  • The Morikami Museum and Japanese Gardens covers 188.5 acres with six Roji-en gardens and a bonsai garden.
  • Wakodahatchee Wetlands has 50 acres and a three-quarter-mile boardwalk, and Green Cay Wetlands in Boynton Beach has 1.5 miles of boardwalk on 100 acres.

Getting around

  • Tri-Rail and Amtrak stop at Delray Beach station, and Brightline's nearest stations are Boca Raton and West Palm Beach.
  • The Palm Beach airport, now Trump International (DJT), is about 19 miles and 21 minutes away.
  • I-95 marks the west edge of downtown, and Boynton Beach has its own Tri-Rail station, opened in 1989.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

$

Down payment
%
Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA
%
$
$
%

Starting values: a property tax of 1.6% of the price, a planning figure from Palm Beach County's 2025 total millage of about 15 to 21 mills after the homestead exemption (Palm Beach County Property Appraiser, tax year 2025). Home insurance of $4,000 a year, near Citizens' 2026 approved Palm Beach County average for a homeowners policy ($4,455) and adjusted for new construction with impact-rated windows and doors. HOA and CDD of $350 a month, near the middle of published Palm Beach new-community fees; Westlake adds its improvement district assessments. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

Your needs and wants

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
