New construction and new development in

Sunny Isles and Aventura

Sunny Isles Beach and Aventura sit at the north end of Miami-Dade, where life is lived high above the water: a narrow island of oceanfront towers between the Atlantic and the Intracoastal, and across the water a city of condos around the Turnberry golf course, Aventura Mall and the Brightline station. The supertalls rising on Collins Avenue, Bentley Residences and two St. Regis towers among them, are all here with prices and deposits.

02   The place

Getting to know Sunny Isles and Aventura

Sunny Isles Beach is a barrier island strip of about 1.8 square miles between the ocean and the Intracoastal, with Golden Beach to the north and Haulover Park to the south. Aventura sits across the water on the mainland, its east edge on the Intracoastal and Dumfoundling Bay and Biscayne Boulevard along its west side. The William Lehman Causeway links the two, and I-95 is about a mile west of Aventura.

Facts from the City of Sunny Isles Beach, the Florida Office of Economic and Demographic Research and public reporting on new development, checked October 26, 2026.

  • Sunny Isles Beach had about 22,800 residents in 2025, and its skyline is ranked the 14th tallest in the United States.
  • About two miles of beach with 22 public access points, 10 lifeguard towers and the half-mile Newport Fishing Pier, reopened in 2013.
  • Aventura Mall, opened in 1983, has about 2.4 million square feet and is ranked the largest mall in Florida, with Brightline's Aventura station next door since December 2022.
  • Golden Beach is about a mile long and four blocks wide, with no high-rise or commercial building allowed and The Strand as its only road in.
  • From Aventura, downtown Miami is about 15 miles south on Biscayne Boulevard and Fort Lauderdale about 12 miles north.

03   The neighborhoods

Where Sunny Isles and Aventura are building

This corner of the county builds in very different ways. Supertall branded towers on the Sunny Isles oceanfront, infill near the Brightline station in a mostly built-out Aventura, single-family rebuilds in Golden Beach, and new towers in North Miami and North Miami Beach. Here's what each part feels like and what's going up there.

Sunny Isles Beach

Sunny Isles is a narrow strip between the ocean and the Intracoastal, lined with towers along Collins Avenue and small city parks on both sides, Heritage Park, Gateway Park, Samson Oceanfront Park and the Intracoastal Sports Park, with the Newport Fishing Pier reaching half a mile out. New building is supertall and branded: Bentley Residences is 62 stories and 216 residences from $5.8 million for 2028, the two 62-story St. Regis towers hold about 320 residences from $5 million, and a 62-story, 820-foot tower at 19051 Collins was approved in February 2026.

Aventura

Aventura is a city of mid- and high-rise condos around the Turnberry golf course and the Intracoastal waterways, with a three-mile walking and jogging loop on Country Club Drive and Aventura Mall and the Brightline station on Biscayne Boulevard. It's mostly built out, so new building is infill near the station, including Viceroy Residences Aventura on the city center site at 2999 NE 191st Street and Avenia Aventura by Fendi Casa.

Ask me what's coming

Golden Beach

Golden Beach is about a mile of oceanfront, four blocks wide between the ocean and the Intracoastal, with a guardhouse on The Strand, its only road in. High-rises and commercial building aren't allowed, so new building means single-family homes replacing older houses; one new home on Ocean Boulevard of about 17,500 square feet sold for $69.5 million in September 2026.

North Miami and North Miami Beach

North Miami connects across the Broad Causeway to Bay Harbor Islands and Bal Harbour. New building here includes ONE Park Tower by Turnberry at SoLé Mia, Continuum 12000 and Solana Bay in North Miami, The William Residences and Nexo Residences in North Miami Beach, and new townhomes in the Biscayne Gardens area.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

$
Loan type
Down payment
%
Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA
%
$
$
%

Starting values: a property tax of 1.7% of the price, a planning figure from Miami-Dade's 2025 total millage of about 15.5 to 22.4 mills after the homestead exemption; Homestead and Florida City run near 21 (Miami-Dade Property Appraiser, tax year 2025). Home insurance of $4,200 a year, near Citizens' 2026 approved Miami-Dade average for a homeowners policy ($4,116) and adjusted for new construction built to the High-Velocity Hurricane Zone code. HOA and CDD of $250 a month, near the middle of published Miami-Dade new-community fees. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

Your needs and wants

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
