New construction and new development in

Brickell

Brickell is Miami's high-rise neighborhood on foot: the free Metromover gliding overhead, Brickell City Centre and Mary Brickell Village for shopping and dining, the Miami River on one edge and Brickell Key just offshore. It's also where Miami is building its tallest branded towers, Baccarat, 1428 Brickell, the St. Regis and 888 Brickell by Dolce & Gabbana among them, and every one is right here with prices and deposits.

02   The place

Getting to know Brickell

Brickell runs from the Miami River south to SW 26th Road, east of I-95, with Brickell Key just offshore and Coconut Grove to the south. Brickell Avenue is its spine, and Broadway, SW 15th Road, roughly divides the office towers to the north from the residential towers to the south. The Brickell Metrorail station and the free Metromover's Brickell Loop connect it to downtown, and the Rickenbacker Causeway starts at its south end for Virginia Key and Key Biscayne.

Facts from the Florida Office of Economic and Demographic Research, Miami-Dade County and public sources on Miami's tallest buildings and transit, checked October 26, 2026.

  • The City of Miami had about 478,800 residents in 2025, up about 8% since 2020, and more than 300 high-rises, 70 of them taller than 492 feet.
  • Panorama Tower in Brickell, at 868 feet, is the tallest finished building in Miami.
  • Several towers of 50 floors or more were under construction in Brickell in 2026, among them Baccarat (75), 1428 Brickell (71), the St. Regis (50) and 1401 Brickell (50).
  • The free Metromover runs 4.4 miles on three loops with 21 stations and carried about 7.68 million rides in 2025.
  • Miami International Airport is about six miles from downtown, and Metrorail's Orange Line makes the run in about 15 minutes.

03   The neighborhoods

Where Brickell is building

Brickell builds up, not out. Supertall branded towers along Brickell Avenue, residences facing the Miami River and the downtown skyline, and new towers on Brickell Key. Here's what each part feels like and what's going up there.

20 in this guide

Brickell Avenue and the City Centre

Brickell Avenue runs the length of the neighborhood, with Brickell City Centre and Mary Brickell Village for shopping and dining and the Metrorail station and Metromover loop overhead. Office towers hold the blocks north of Broadway and residential towers line up south of it, with Simpson Park Hammock, Brickell Park and Alice Wainwright Park for green space. 1428 Brickell, the St. Regis and 888 Brickell by Dolce & Gabbana are rising here, and Cipriani Residences topped out in July 2026.

6 in this guide

The Miami River

The Miami River forms Brickell's northern edge, with downtown on the opposite bank. Its newest towers are some of the tallest in the city: Baccarat Residences is going up 75 floors for 2028, LOFTY Brickell has topped out, The Standard Residences Brickell is on the same stretch of water, and Faena has two 68-story towers planned on the river.

2 in this guide

Brickell Key

Brickell Key is a small island just offshore from Brickell, across the water from the avenue's towers. Its new development is the Mandarin Oriental's: The Residences at Mandarin Oriental in a South Tower and the Mandarin Oriental Private Residences in a North Tower.

08   Living there

Living in Brickell

Getting around

  • The free Metromover runs three loops, Downtown, Brickell and Omni, over 4.4 miles with 21 stations.
  • The Brickell Metrorail station connects to Government Center downtown, and the Orange Line reaches Miami International Airport, about six miles from downtown, in about 15 minutes.
  • Brightline's MiamiCentral station, opened in 2018, runs to Aventura, Fort Lauderdale, Boca Raton, West Palm Beach and Orlando.
  • The Rickenbacker Causeway begins at SW 26th Road and crosses Virginia Key to Key Biscayne.

Shopping, parks and culture

  • Brickell City Centre and Mary Brickell Village, opened in 2006, hold most of the neighborhood's shops and restaurants.
  • Simpson Park Hammock, Brickell Park and Alice Wainwright Park are Brickell's green spaces, and the Miami Circle is a historic site within the neighborhood.
  • Miami's major cultural venues, the Adrienne Arsht Center, the Perez Art Museum Miami and the Frost Museum of Science, are a short ride north.
  • The Miami Heat play at the Kaseya Center downtown, and Vizcaya's 28 acres of house and gardens are just south in Coconut Grove.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

$
Loan type
Down payment
%
Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA
%
$
$
%

Starting values: a property tax of 1.7% of the price, a planning figure from Miami-Dade's 2025 total millage of about 15.5 to 22.4 mills after the homestead exemption; Homestead and Florida City run near 21 (Miami-Dade Property Appraiser, tax year 2025). Home insurance of $4,200 a year, near Citizens' 2026 approved Miami-Dade average for a homeowners policy ($4,116) and adjusted for new construction built to the High-Velocity Hurricane Zone code. HOA and CDD of $250 a month, near the middle of published Miami-Dade new-community fees. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

Your needs and wants
View, floor plan, amenities, timeline, budget
The right building
Every tower and community, side by side
Pre-construction pricing
The developer's earliest price

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
