New construction and new development in

Miami Beach

Miami Beach is island living: the ocean on one side, Biscayne Bay on the other, and a beachside path of about seven miles tying South Pointe to North Beach. New residences range from boutique buildings beside historic South Beach hotels to very large oceanfront residences in Mid-Beach, and the same shoreline continues north through Surfside, Bal Harbour and the bayfront condos of Bay Harbor Islands.

02   The place

Getting to know Miami Beach

Miami Beach covers about 15 square miles, more than half of it water, on a natural barrier island and a chain of man-made islands in Biscayne Bay. South Beach runs from South Pointe to about 23rd Street, Mid-Beach continues to 63rd Street between Indian Creek and the ocean, and North Beach runs on to 87th Terrace. Four causeways, the MacArthur, the Venetian, the Julia Tuttle and the 79th Street, connect it to the mainland, and Surfside, Bal Harbour and Bay Harbor Islands carry on up the island and the bay to the north.

Facts from the City of Miami Beach, the Florida Office of Economic and Demographic Research and public reporting on new development, checked October 26, 2026.

  • About 83,700 residents in 2025 on 15.22 square miles, 7.53 of them water.
  • A continuous beachside path of about seven miles opened in 2022, and the city is extending the Beachwalk from 79th to 87th Street to reach its northern line.
  • The Art Deco Historic District, listed on the National Register in 1979, holds hundreds of buildings from 1923 to 1943.
  • An 800-room Grand Hyatt with a skybridge to the Miami Beach Convention Center topped out in July 2026, with completion expected in late 2027.
  • Average elevation is about 4.4 feet, and the city's $500 million stormwater program adds pumps, taller seawalls and raised streets.

03   The neighborhoods

Where Miami Beach is building

Miami Beach builds small and deliberate. Boutique residences beside historic hotels in South Beach, a few very large oceanfront and Indian Creek homes in Mid-Beach, the most active pipeline of mid-rise condos in North Beach, and low-rise bayfront buildings with private docks in the towns to the north. Here's what each part feels like and what's going up there.

8 in this guide

South Beach and South of Fifth

South Beach is a compact street grid from South Pointe to about 23rd Street: Lummus Park and the beach along Ocean Drive, Lincoln Road's pedestrian mall, the Art Deco District, and South Pointe Park's 17 acres beside Government Cut, with Fisher Island in view across the water. South of Fifth is the residential tip around the park, and West Avenue and Sunset Harbour face the bay. New building is mostly boutique residences beside restored hotels, like the Shore Club Private Collection's 49 residences for 2027 and Rosewood Residences at The Raleigh, with a 28-story bayfront condo financed at 1250 West Avenue in October 2026.

5 in this guide

Mid-Beach

Mid-Beach runs from about 23rd to 63rd Street, a long line of oceanfront towers and resort hotels between Collins Avenue and the sand, the Fontainebleau, Faena and the Miami Beach Edition among them, with Indian Creek and its docks along the west side and shops on 41st Street. New building is low-count and very large: The Perigon topped out in March 2026 with 73 residences of about 2,100 to 6,700 square feet, and Aman Residences, Casa Cipriani, 42 Pine and Twenty-Nine Indian Creek, with 16 residences on the creek, round it out.

5 in this guide

North Beach

North Beach runs from 63rd Street to 87th Terrace, lower-rise than Mid-Beach, with several historic districts, the bayside islands of Normandy Isles and Biscayne Point, the 26-acre North Beach Oceanside Park and the Bandshell, and a town center on 71st Street. It has Miami Beach's most active pipeline, mostly mid-rise condos priced below South Beach: 7200 Collins broke ground in March 2026, and Ocean Terrace Residences, Palma, Ella and 72 Carlyle are planned nearby.

5 in this guide

Surfside and Bal Harbour

Surfside is a small, mostly low-rise town just north of North Beach, with oceanfront condos and hotels on Collins Avenue, single-family streets on the bay side and The Surf Club, built in 1929 and 1930. Bal Harbour follows on the island's northern tip, with oceanfront towers on one side of Collins and Bal Harbour Shops, open since 1965, on the other. New building is boutique and oceanfront: The Delmore's 37 residences from $15 million, Surf Row's 24 from $1.4 million, and Rivage Bal Harbour's 56 sky villas for late 2027.

11 in this guide

Bay Harbor Islands and North Bay Village

Bay Harbor Islands is two islands in the bay, single-family homes on the West Island and low-rise waterfront condos on the East Island along East Bay Harbor Drive, a short walk over the bridge to Bal Harbour Shops and the beach. It's the area's center for boutique bayfront condos with private docks, like Bay Harbor Towers' 44 residences with 13 boat slips. North Bay Village sits mid-bay on the 79th Street Causeway, three islands of condos and docks facing the downtown skyline, where Pagani Residences and Continuum Club and Residences are among the new buildings.

08   Living there

Living in Miami Beach

The beach and the bay

  • The beachside path runs about seven miles and opened as one continuous route in 2022; the city is extending it from 79th to 87th Street.
  • South Pointe Park covers 17 acres at the southern tip beside Government Cut, with views of the bay, Fisher Island and the downtown skyline.
  • Flamingo Park has 36.5 acres with an aquatic center, 17 tennis courts, a baseball stadium and a dog park.
  • North Beach Oceanside Park covers about 26 acres between 79th and 87th Streets.

Culture and dining

  • Lincoln Road is an open-air pedestrian mall, home to the 417-seat Colony Theatre.
  • The Bass Museum of Art, the New World Symphony and the Fillmore Miami Beach are all in South Beach.
  • Bal Harbour Shops, opened in 1965, is an open-air center of about 463,000 square feet with more than 100 boutiques.
  • Art Basel Miami Beach has been held every December since 2002.

Getting around

  • Four causeways reach the mainland: the MacArthur at 5th Street, the toll Venetian at 15th Street, the Julia Tuttle at 41st Street and the 79th Street Causeway at 71st Street.
  • The MacArthur Causeway (I-395) runs straight to downtown Miami and the PortMiami tunnel connection.
  • There is no Metrorail on the beach, but the 100 bus runs its length and carries more than 16,000 riders on weekdays.
  • From Bay Harbor Islands, Miami International Airport is about 15 miles, roughly 30 minutes, and PortMiami about 14 miles.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

$
Loan type
Down payment
%
Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA
%
$
$
%

Starting values: a property tax of 1.7% of the price, a planning figure from Miami-Dade's 2025 total millage of about 15.5 to 22.4 mills after the homestead exemption; Homestead and Florida City run near 21 (Miami-Dade Property Appraiser, tax year 2025). Home insurance of $4,200 a year, near Citizens' 2026 approved Miami-Dade average for a homeowners policy ($4,116) and adjusted for new construction built to the High-Velocity Hurricane Zone code. HOA and CDD of $250 a month, near the middle of published Miami-Dade new-community fees. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

YearRatePrincipal and interest

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.

Your needs and wants

The right building
Every tower and community, side by side

How I work a builder's or developer's offer, not a promise of a specific result. Every buyer's situation, program eligibility and builder or developer offer is different.
