New construction and new development in

Hallandale Beach

Hallandale Beach lives in three layers: oceanfront towers on A1A between two city beach parks, the canal-front streets of Three Islands and Golden Isles across the bridge, and Gulfstream Park's racing, shops and restaurants inland. New towers are coming to Hallandale Beach Boulevard and Shell Bay, about 13 minutes from Fort Lauderdale's airport and just north of the Brightline station in Aventura.

Getting to know Hallandale Beach

Hallandale Beach runs from its oceanfront on the barrier island west across the Intracoastal to Federal Highway and beyond. On the beach, condo towers line A1A between North City Beach Park and South City Beach Park. Across the bridge, Three Islands and Golden Isles sit on Intracoastal canals with the city marina and tennis center, and inland, Gulfstream Park and its Village hold the racing, shops and restaurants. Aventura and its Brightline station are just south across the county line.

Facts from the Florida Office of Economic and Demographic Research, Visit Lauderdale and public reporting on new development, checked October 26, 2026.

  • About 41,800 residents in 2025 on about 4.6 square miles, first incorporated as a town in 1927 and a city since 1999.
  • Gulfstream Park opened in 1939 and hosts the Pegasus World Cup during its December to March Championship Meet; the Village at Gulfstream Park added about 500,000 square feet of shops and restaurants in 2010.
  • The Hallandale Beach City Marina on Three Islands has 26 slips plus three transient slips, the southernmost public dock in Broward.
  • Oasis Hallandale is a 10-acre project of two 25-story towers and about 500 condos from $750,000; its West Tower received a partial certificate of occupancy in July 2026.
  • Fort Lauderdale-Hollywood International is about 7.3 miles, roughly 13 minutes, north.
  • Peter Bluesten Park has more than 16 acres of sports facilities, one of more than a dozen city parks.

03   The neighborhoods

Where Hallandale Beach is building

Hallandale Beach builds in its three layers. Oceanfront towers on A1A, waterfront residences around the Diplomat and Shell Bay, and new mixed-use towers on Hallandale Beach Boulevard near Gulfstream Park. Here's what each part feels like and what's going up there.

Ask me what's coming

The beach and A1A

On the barrier island, Hallandale Beach's oceanfront condo towers line A1A between North City Beach Park, with its Beach Ball water tower, and South City Beach Park, with bocce, volleyball and a beachfront concession. Golden Beach's single-family streets begin just south.

Three Islands, Golden Isles and the Diplomat

Across the bridge on the Intracoastal, Three Islands and Golden Isles sit on canals, with the city marina, the southernmost public dock in Broward, Joseph Scavo Park and the Golden Isles tennis center's 10 hard courts. The Diplomat area along Diplomat Parkway is at the north end near the Hollywood line, where The Residences at Shell Bay are in this guide.

2 in this guide

Hallandale Beach Boulevard and Gulfstream Park

Inland along Federal Highway, Gulfstream Park has run since 1939, with the Village at Gulfstream Park's shops and restaurants and its 110-foot bronze Pegasus, and I-95 is a short drive west. Hallandale Beach Boulevard is where the city's new towers are rising: Oasis Hallandale, two 25-story towers and about 500 condos on 10 acres, received a partial certificate of occupancy for its West Tower in July 2026, and its East Tower targets 2027.

09   The payment

What's a comfortable monthly payment for you?

Start with the payment that feels right, or with a home price, and see the whole picture: principal and interest, property taxes, insurance, mortgage insurance and HOA dues. Then see how a builder's rate buydown changes the first years.

%
Loan term

Rate starts at the Freddie Mac weekly average for a 30-year fixed loan, 7.32% (15-year: 6.68%), as of October 22, 2026. It's a reference point, not a quote. Change it to anything you like.

Taxes, insurance and HOA

Starting values: a property tax of 1.7% of the price, a planning figure from Broward County's 2025 total millage of about 16.3 to 22 mills after the homestead exemption; Fort Lauderdale and Parkland run about 18.4 (Broward County Property Appraiser, tax year 2025). Home insurance of $4,200 a year, near Citizens' 2026 approved Broward average for a homeowners policy ($4,377) and adjusted for new construction built to the High-Velocity Hurricane Zone code. HOA and CDD of $400 a month, near the middle of published Broward new-community fees; condo residences usually run higher, and condo owners carry an HO-6 policy instead, about $1,200 a year. Private mortgage insurance usually runs $30 to $70 a month per $100,000 borrowed (Freddie Mac), so 0.60% sits in the middle. FHA uses 0.55% a year plus a 1.75% upfront premium (HUD). Flood insurance is extra where a lender requires it.

How a builder buydown works

Lower payments in the first years

With a temporary buydown, the builder pays money up front so your rate starts lower and steps up to the full rate. A 2-1 buydown starts two points lower in year one and one point lower in year two. A 1-0 buydown is one point lower for the first year. Here's what it does on the loan above.

Payment options

Ways to buy at this price

The same home, four ways to finance it. More down means a smaller loan and, at 20%, no private mortgage insurance. Pre-construction residences usually close with a conventional or cash purchase once the building is complete.

OptionDown paymentEst. monthly

For illustration only. These are estimates from the numbers you enter, not a loan estimate, a quote, an advertisement of credit terms or an offer to lend. Your rate, APR and payment depend on your credit, loan program, down payment, lender fees and the property, and taxes, insurance, flood coverage, HOA dues and CDD assessments vary by home, building and county. The Wulf Collaboration and Compass are not lenders. Talk with a licensed lender before you decide.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Finding the right deal in new construction

I know every building, and I start with what you want

Over the years I've helped a lot of clients find the right deal in new construction, and it rarely looks like the number on the banner. On a recent new development deal, we negotiated pre-construction pricing for my clients: the developer's earliest price, before the increases that usually follow as a building sells and rises. That's what knowing every building gets you. I know which developer is opening a new release, which floors and views are still available, what the deposit schedule asks of you and where there's room to negotiate. It starts with your needs and wants: the view, the floor plan, the amenities, the timeline and the budget. Then I match them to the building or the community that fits and work the terms, price, deposits, credits and closing costs, so the deal fits your life. More than 350 homes and $120 million in sales later, that's still how I work.
