Custom and luxury builders  |  South Florida

Build it around the way you live

A custom home on the water starts with the lot and the light, then an architect, then a builder who has done it on that street before. From Harbor Beach and the Las Olas Isles to Royal Palm, Palm Beach and the Miami Beach islands, here is who builds at this level and the estate enclaves selling now.

01   How it comes together

Six steps from a lot to the first evening on the terrace

  1. 01

    The homesite

On the water, the lot decides almost everything: frontage, the canal width and bridges to the ocean, the flood zone and the elevation your floor has to sit at, setbacks and what the neighbors are allowed to build. I look at those before you fall in love with a view.

  2. 02

    The architect

Most custom homes here start with an architect who knows the local codes, the hurricane requirements and the review boards. The design sets the budget long before a builder prices it.

  3. 03

    The builder

Some builders work from your architect's plans, some are design-build firms that do both, and some build spec homes you can buy finished or nearly finished. I help you compare bids line for line, not just the total.

  4. 04

    Permits and approvals

Waterfront and historic areas add reviews, and coastal construction can add state permits. Ask early how long the city is taking, because it changes the schedule more than anything else.

  5. 05

    The build

Pilings or a slab, block and tie beams, the roof, impact glass, then the interiors. Independent inspections at each stage keep problems small, and a clear draw schedule keeps the money in step with the work.

  6. 06

    Completion

The certificate of occupancy, the final walkthrough and the warranty. Then the dock, the pool and the first evening on the terrace are yours.

Before you visit a model or a sales gallery

The builder's team works for the builder

The sales team in the model home or the sales gallery is great at what they do, and their job is to sell the builder's homes or the developer's residences. Having your own agent costs you nothing extra in most cases, and it puts someone on your side for the decisions that matter most.

Tell me before your first visit.

Most builders and developers need your agent with you, or registered, at your first visit. If you walk in on your own first, it can be hard to bring an agent in later. A quick text to 954-495-0767 before you go is all it takes.

  1. Register you at the first visit

I set up the appointment, come with you, and make sure you're on record as my client.

  2. Compare communities, homesites and floors

Lake and preserve premiums, which way the home or residence faces, what's planned next door, HOA and CDD fees and what they cover.

  3. Work the builder's offer

Closing cost help, design credits, rate buydowns and deposit terms. I know what each builder and developer is offering this month and what's worth asking for.

  4. Review the purchase agreement

Builder and developer contracts are written by the seller. We go through deposits and escrow, timelines, the 15-day review on a new condominium, and what happens if dates move.

  5. Inspect during construction

An independent inspector before drywall and again before closing, so problems get fixed while they're easy to fix.

  6. Walk the punch list with you

The final walkthrough, then the warranty list before your first year is up.

Your hand-picked list

Tell me where you'd love to live

I'll put together a short list of new homes and new developments that fit, with current prices and what each builder and developer is offering, and I'll reach out personally. No cost and no pressure either way.
